Building Division

The mission of the Building Division is to safeguard and protect the health, safety and public welfare of the residents and visitors in our community through the administration of land development and construction-related regulations in compliance with the Florida Building Code and the City of Cooper City Code of Ordinances. We operate a safety-driven, customer-focused unit, where our skilled technicians and knowledgeable inspectors employ best learned practices daily in a continuous improvement process.

The Building Division lobby is open from 7:30 a.m. to 3:30 p.m. Monday through Friday, excluding holidays. See Cooper City's holiday schedule.

As of January 1, 2024, the State of Florida, along with the City of Cooper City, are enforcing the new 8th Edition, 2023 Florida Building Code (FBC) Cycle, which includes the 2020 National Electrical Code (NEC) and Florida Fire Prevention Code, 8th Edition.

Special Inspector Letter Requirement - Window/Glass Installation
Building Official Directive 20220622: Be advised that we will require a special inspector letter for window/glass installation for commercial buildings over two stories.


Only use the updated Version 2022 Broward County Unified Building Permit Application, found by clicking on the "Applications and Submittal Forms" link on this page, with all permit application submittals.
Any form signed and dated as of July 7, 2023 must be on the latest FEMA Elevation Certificate Form. To obtain a copy of the form, Click Here.


The Florida Building Code 8th Edition (2023) is in effect.

Pursuant to the Florida Building Code, the processing of residential permits shall be performed within a maximum of 30 working days after plans or specifications are submitted for review. Applications are reviewed in date order.  When a permit application is approved, the Building Division shall notify the applicant that a permit is ready for issuance.

If a permit application is rejected, the Building Division will notify the applicant that additional information or corrections may be required.


Please note that all re-submitted residential plans containing corrections or revisions are then subject to the maximum 30 working days from re-submittal and, again, are reviewed in date order.

ALL submittals for Development & Environmental Review projects in Broward County will only be accepted electronically through the ePermits website at https://webapps.broward.org/EPermits/.  Applicants will no longer be able to submit any plans for review in person.
